The Norgate site was originally cleared for a small plane landing field. Then it was decided that the proximity of pylons on the Lions Gate suspension bridge made it too dangerous for the purpose. While the District of North Vancouver was wondering what to do with the property, Mr. Hullah of Hullah Construction borrowed $10,000 to secure an option on the property, proposed his housing project and received the blessing of city council, hard pressed for new housing.
Mr. Hullah erected a cutting and assembly plant near the site. Here framing lumber, roof trusses, interior walls storage cupboards, kitchen counters and bedroom built-ins were prepared. Only the house shell was built on the insulated concrete floor slabs.
Five separate construction crews build a house in about a month. The homes were built 50 at a time 400 in total. Most of these homes were built with radiant floor heating and the later homes were built with forced air heating.
In 1952 a three bedroom home with car port, radiant floor heating, 60’x100’ sold for $9000 with $1500 down and monthly payments of $46.00 for 15 years.
Norgate has a community school, excellent daycares for young families, close proximity to shopping , transit, recreation, and only minutes to skiing and hiking on Grouse Mountain, fishing in the Capilano River and Downtown.
